Last week, I broke down the charm of Eagle Hills. But let’s be honest. Not everyone wants a home built in 1979. Not everyone wants to spend their weekends fixing sprinklers or remodeling a 40-year-old kitchen.

Some of you want a home that is turn-key, modern, and feels like a resort.

If that sounds like you, then you need to know about Blackstone.

The New Brea Experience

If Eagle Hills is the "classic" Brea, Blackstone is the future. Sitting high in the hills on the east side of the city, this master-planned community was built mostly between 2010 and 2016.

Driving through the gates, you immediately feel the difference. The streets are wider, the landscaping is manicured by the HOA, and the architecture is a cohesive mix of Spanish and Mediterranean styles. It feels prestigious.

The Homes Are Built for Modern Living

The biggest complaint I hear about older Brea homes is the layout. Small closets, closed-off kitchens, and low ceilings.

Blackstone solves all of that.

Of course, nothing is perfect. The trade-off for all this newness is land.

In Eagle Hills, you get a 10,000 sq. ft. flat lot. In Blackstone, you might get a 5,000 sq. ft. lot, and much of it might be a slope. You are trading backyard space for a view and a newer house.

The Price of Admission

Blackstone commands a premium. It is currently one of the most expensive zip codes in North Orange County.

  • Entry Level: For a smaller home or a townhome product in the community, you are looking in the $1.1M – $1.3M range.
  • The Executive Homes: For the large, single-family estate homes with a view (the ones everyone wants), prices are firmly in the $1.9M – $2.5M+ range.

Which Neighborhood Wins?

If you want character, big trees, and a massive backyard for the kids to run wild, stick with Eagle Hills.

But if you want a modern floorplan, a view that impresses guests, and a pool you don't have to clean yourself, Blackstone is the winner.
